What are the main differences between investing in commercial and residential property?

  • Commercial tenants are normally liable for repairing the property while residential landlords are usually responsible for repairs and as a result spend much more time and effort managing their properties or incur the cost of an agent managing the property for them
  • Residential tenants typically commit to relatively short renewable leases, while commercial tenants usually sign longer-term contracts: periods of 10 years or more are not uncommon
  • Commercial properties usually cost significantly more
  • Returns on residential property come mainly from increases in capital value, whereas a large part of the commercial property return is income

The commercial property market is very different from the residential one, with different risks and rewards.

The three principal sectors of the commercial investment market are; retail, offices and industrial. In addition, there are several smaller sectors such as leisure (restaurants, pubs and hotels), student accommodation and healthcare properties.
